01 · GENERAL
The basics.
What is a Backyard Home?

A real, full second home on your own property — separate from your main house, complete in itself. Real ceiling heights, full kitchen, full bathroom. You may know it as an ADU, ARU, or Garden Suite. We call it a Backyard Home, because that's what it is.

Where do you build?

We focus on Southern Ontario — starting with Oakville, Burlington, and the wider GTA. If you're nearby, we can probably build for you. Send us your address and we'll let you know within 24 hours.

Can you build in winter?

Yes. Most of the work happens in our controlled factory, so weather only delays short periods of on-site work. We can build year-round, with minimal slowdowns

02 · PROCESS & TIMELINE
From "yes" to keys.
How long from "yes" to move-in?

From signed contract to move-in, most projects take around six months — covering design, permits, manufacturing, and on-site installation. As permit timelines get shorter under Bill 23, this is improving.

How long is the on-site work?

Once permits are approved and the site is prepared, the home itself is delivered and assembled in days, not seasons. Final connections and finishing typically wrap within a few weeks.

Do you handle the permits?

Yes. We file with the city, manage drawings, and shepherd approvals. You don't deal with city paperwork.

Will I need approval from my neighbours?

In most cases, no. Bill 23 made Backyard Homes "as-of-right" on most Ontario residential lots — meaning the municipality cannot refuse what the province has already permitted. We'll check your zoning and let you know if anything specific applies.

Do you handle site preparation?

Yes. From foundation work to landscaping, we manage the full site preparation as part of your project — so you don't end up coordinating multiple contractors.

03 · PRICING & FINANCING
The money question.
How does your pricing work?

All-in pricing, agreed up front. It covers design, engineering, permits, manufacturing, delivery, installation, and finishing. No hidden costs. No surprise bills mid-project. Because each home is engineered as a system, we can quote the full cost from the design stage.

Can you help with financing?

Yes. We can guide you to lenders and government programs that support backyard housing — Canadian banks now offer ARU-specific mortgages, and CMHC has expanded its insured products. We'll help you explore what works for your situation. We're not your financial advisor — but we can point you at the right ones.

04 · DESIGN & CUSTOMIZATION
How much is mine?
Can I customize the design?

Yes — within the system. Our V-Frame structure lets us shape spaces around your land, your needs, and your budget. You'll choose use, shape, place, add-ons, and finishes. You won't start from scratch (which keeps timelines and costs predictable), and you won't get a fixed model (which keeps it feeling like yours).

Can you build off-grid?

Yes. We can integrate solar panels, battery systems, rainwater collection, and other off-grid solutions when your property and goals call for it.

05 · QUALITY & TRUST
What you can expect.
Can I see a finished home in person?

Yes. Visit our Oakville showroom by appointment. You can walk through a real Visioom, touch the steel, see the finishes, and understand the system in person. Most clients decide here, not online.

What's your warranty?

Every Visioom build comes with a structural warranty on the V-Frame, plus warranty on materials and workmanship. Specifics depend on your build — we'll review with you in detail before you sign.

Are you insured?

Yes. Visioom carries full commercial liability insurance, and our partners (architects, engineers, installers) carry their own. We can share documentation on request.
